Modern Multi-Family Home Features Metal Wall Panels And Metal Roofing As Part Of Its Sustainable Living Focus

A three-unit rental complex built on a 0.21-acre site in a revitalized residential area of Harrisonburg, Va., Wolf Modern Townhomes was designed to bring modern, sustainable living to its residents. The building was completed in April 2010.

Hans Harman, the president of Velocity Property Group, a Harrisonburg, Va.-based design-build development firm, wanted to maximize the density of the site while creating an urban, modern multi-family space. The modern appearance was aided by metal wall panels from ATAS International Inc., Allentown, Pa. Metal roofing by ATAS was also utilized.

The Wolf Modern Townhomes building features 3,990 square feet of Rigid-Wall (MFR160) from ATAS. The panels are made from 24-gauge 55 percent AL-ZN alloy-coated steel with acrylic coating. Rigid-Wall is a concealed fastener panel with a dramatic shadow line created by the ribs.

“I really like the linear style that the metal panels give you,” Harman noted. “It gives the building vertical appeal, when set in nice long vertical lines. Contrasting that with other mediums on the sides of the building made for a really interesting exterior.” Harman chose ATAS products because of their value and because the panels bring a maintenance-free durability to the rental property.

In addition to the metal wall panels, metal roofing from ATAS also was selected for this project. The main roof features about 1,760 square feet of 24-gauge, 55 percent AL-ZN alloy-coated steel with acrylic coating in the Dutch Seam (MRD150) profile. The cantilevered sections of the building also are roofed in Dutch Seam but with a Redwood finish. Dutch Seam is a structural continuous standing-seam panel with an integral seam.

The Wolf Modern Townhomes building measures 4,500 square feet, comprised of three units of approximately 1,500 square feet each. There also is about 200 square feet of deck space on the third floor. Each unit has the same layout: two bedrooms, one bathroom and laundry room on the first floor; kitchen and living space on the second floor; and a bedroom, bathroom and deck on the third floor.

The metal wall and roof panels were selected because of their sustainable characteristics, particularly the roofing contributions. “One of the main reasons we selected the metal roof was because of its high solar reflective index. Not only selecting metal, but also the particular color gave us a very high SRI,” Harman noted. The Redwood color has an SRI of 26, and the SRI of the AL-ZN coated steel with acrylic coating is 58.

The building was designed to meet EarthCraft multi-family standards and includes high-efficiency heat pumps, closed-cell foam insulation, energy-efficient windows, low-flow toilets and showerheads, and Energy Star appliances.

Velocity Property Group is the building owner. Harman Construction Group, Harrisonburg, Va., was the general contractor; Bradco Supply Corp., Roanoke, Va., was the wall panel and roofing distributor; and the contractor was Skyline Roofing Inc., Dayton, Va.

ATAS was so impressed with the final project that it was recently named Project of the Year, third place, in the residential walls category.
